Pre-Construction Services

We believe in evaluating a projects design & construction details during the early stages to provide value-added input thus minimizing adverse scheduling delays and ensuring efficient project completion.

Constructability Review
During the budget estimating phase, we analyze project scope details and methodologies to determine if the proposed practices are best suited for the project. Calling on the extensive construction knowledge & experience, coupled with the use of modern technology, our pre-construction constructability review provides the design team with input regarding project design, construction scope & specifications to reflect “best-practices” being utilized on construction sites.

Coordination with Design Professionals, Value Engineering
Project’s require that project design teams methodically evaluate alternative design, material and systems specifications to identify potential project cost reductions, improve the project schedule and streamline construction. Providing subcontractors & vendors with the most accurate set of documents minimizing construction delays & provide the entire project team with a solid foundation to achieve our project scheduling goals.

Systems Feasibility Studies
Preliminary studies are conducted by the project team to determine if building systems proposed by the project design team are the most viable for the proposed use. As the design team presents potential systems for project use, OTM’s project team review’s & provides input to address decision on such systems. OTM’s input will enable the project design team to achieve the best design decisions given our extensive project experience and our knowledge of building system applications in today’s marketplace.
6.
Material and Labor Analysis
Given the robust level of project activity in today’s construction marketplace, it’s critical that construction costs be carefully assessed. As developers, we understand how implementing a project’s procurement process for specified materials & specialized labor forces will have a significant impact on a project’s final cost. We have long standing, close working relationships with qualified & skilled sub-contractors, vendors & equipment manufacturers in our project marketplace, enabling our project team to identify products & services best suited for the successful completion of projects.

Scheduling and Long-Lead Time Study
Organizing accurate project scheduling, takes into account the anticipated lead time for project materials and equipment, these are essential project details that require early organizing to ensure the successful and timely completion of a construction project. The project team develops detailed project schedules with target dates established for design deliverables, sub-contractor bidding, contract award, shop drawings submittals and related construction activities, throughout the duration of the project.
